Fence Repair and Replacement in Norwich: When to Fix, When to Replace
Need fence repairs in Norwich or across Norfolk? We fix broken panels, rotten posts and leaning fences. Call S.J.Pond Services & Maintenance today.

When a Fence Stops Doing Its Job, It Needs Sorting Properly
A broken fence panel flapping in the wind. A post that leans at an angle after a wet Norfolk winter. A rail that has finally rotted through after years of battling the east wind off the Broads. These are not problems you can leave. A fence that is not standing properly is not keeping anything in, keeping anything out, or adding any value to your property.
We carry out fence repairs right across Norwich and Norfolk, and into Suffolk too. From a single snapped panel in a back garden in Aylsham to a whole run of rotten posts on a rental property in Diss, we have dealt with it. This article is here to help you understand what is actually going wrong with your fence, what the repair options are, and how we work.
The Most Common Fence Problems We See in Norfolk
Timber fencing takes a real battering in this part of the world. Norfolk and Suffolk are not sheltered counties. Wind, rain, frost and damp soil do their work quietly over the years, and then one autumn storm finishes the job.
Here are the faults we see most often:
- Rotten fence posts. The post is the most critical part of the whole structure. Once the timber at or below ground level starts to rot, the whole panel goes with it. Concrete-spurred repairs can extend the life of a post without digging it out entirely.
- Broken or warped panels. Featherboard panels, close-board panels and lap panels all have a lifespan. Once they start bowing, cracking or breaking apart, they need replacing rather than patching.
- Snapped or rotten arris rails. These are the horizontal timbers that the featherboard is nailed to. They are often the first thing to go, and a broken rail means the boards above and below it have no support.
- Leaning fence runs. Sometimes it is one post. Sometimes the whole run has shifted. Either way, it needs assessing before it falls.
- Damaged gravel boards. The timber or concrete board at the very base of a close-board fence takes the worst of the damp. Replacing a gravel board is often a straightforward job that adds years to the rest of the fence.
Timber Fence Repairs: Fix or Replace?
This is the honest conversation we have with most customers. Sometimes a repair is the right call. Sometimes replacing the section properly will cost less in the long run than patching something that is already failing.
A good rule of thumb: if the posts are sound and the issue is isolated panels or rails, repair makes sense. If the posts are rotten, the whole section usually needs coming out and starting again. We will always tell you which situation you are in before we start, and we will not push you towards a full replacement if a repair will genuinely do the job.
For timber fence repairs in Norwich and the surrounding villages, we work with pressure-treated softwood as standard. It handles the Norfolk climate far better than untreated timber and gives the repair a proper lifespan rather than just buying you a year or two.
Storm Damage: Getting It Fixed Quickly
After a serious blow, the number of calls we get goes up sharply. Panels down, posts snapped at the base, whole sections flattened. If you have had storm damage, getting it sorted quickly matters, both for security and for keeping good relations with neighbours.
We work Monday to Saturday, 7am to 6pm, and we carry materials in the van so that many straightforward repairs can be done on the same visit or very shortly after. We cover all of Norwich and the wider Norfolk area, so if you are in North Walsham, Wymondham, Fakenham or anywhere between, give us a call.
Fencing for Landlords and Letting Agents
Broken fencing is one of the most common issues flagged on rental property inspections. Tenants raise it, inventories record it, and it can become a dispute if it is left. We work with landlords and letting agents across Norfolk and Suffolk, sorting fence repairs and replacements between tenancies so the property is presented properly and the boundary is clearly defined.
We take all the old timber away in the van. One job, one visit, tidied up and gone. That matters when you are turning a property around quickly.
If you are also dealing with an overgrown garden at the same time, it is worth reading our piece on overgrown garden solutions and reclaiming a neglected plot in Norwich, which covers how we approach that kind of combined clearance and maintenance job.
New Fence Installation Across Norwich and Norfolk
Repairs are not always the answer. Sometimes a fence has simply reached the end of its life, and the most practical thing is a clean start. We install new fencing across the whole of Norfolk and Suffolk, including:
- Close-board fencing (the most popular choice for gardens in this area)
- Lap panel fencing
- Post and rail fencing
- Picket fencing
- Trellis and decorative timber fencing
All posts are set in concrete, all timber is pressure-treated, and we take away everything we remove. Before-and-after photos go up on our Facebook page if you want to see the kind of work we do.
What About the Boundary Question?
This comes up a lot. Who is responsible for which fence? The honest answer is that it varies. The deeds to your property should show which boundaries are your responsibility, often marked with a T or H symbol on the title plan. If you are not sure, the Land Registry holds this information.
In practice, many fence disputes between neighbours come down to goodwill and common sense. We stay out of the legal side of things, but we can carry out repairs or replacements on whichever side needs attention once you have sorted out the responsibility question.
Frequently Asked Questions About Fence Repairs
Is my neighbour legally obliged to repair their fence?
Not automatically. There is no general law in England that forces a homeowner to maintain a boundary fence. Responsibility depends on what the property deeds say. If the deeds indicate the fence is your neighbour's responsibility, you may have grounds to raise it, but it is a civil matter rather than something the council can enforce. The most straightforward thing is usually a polite conversation backed up by a look at the title deeds.
What is the 2-metre fence rule?
In England, you can build or replace a fence up to 2 metres high without needing planning permission, as long as it is not adjacent to a highway. If your fence borders a road or footpath, the limit drops to 1 metre. Going above 2 metres in a back garden generally requires a planning application. We always check the relevant height before we start any installation job.
How do I know if I need a repair or a full replacement?
The posts are the key. If the posts are solid and the problem is isolated to panels, rails or gravel boards, a repair is usually the right answer. If the posts are rotten at or below ground level, the whole section needs replacing properly. We will assess this honestly when we come out and give you a clear picture before any work starts.
How quickly can you get to me after storm damage?
We cover all of Norwich and Norfolk, working Monday to Saturday from 7am to 6pm. For urgent jobs like storm damage, call us directly on 07563 262753 and we will get to you as quickly as we can. We carry common materials in the van, so many repairs can be completed on the first visit.
We Also Handle the Bigger Garden Picture
A fence job often comes alongside other work: a clearance, a tidy-up, some heavy pruning or cutting back. We are gardeners and landscapers as well as fencing contractors, so if you need more than just the fence sorting, we can do it all in one visit rather than having multiple trades through the garden.
If you have not had the lawn seen to in a while either, our article on grass cutting and meadow management across north Norwich and NR11 villages gives a good idea of how we approach that side of things.
